ELM Group welcomes its newest properties as part of recent acquisition deal

Following a major acquisition deal, we have been busy onboarding our new properties which were separated into three tranches, and the final tranche is set for March.

Following our recent acquisition of retirement properties from housing provider Orbit, we are thrilled to announce that the first tranche of these were successfully onboarded in November 2023 with the second being onboarded this month.

With our team working at full speed behind-the-scenes to ensure the property transfers are as seamless as possible for everyone involved, we wanted to take a minute to reflect on what this deal means to the business and appreciate the hard work from everyone in making this a success. 

The deal represents a considerable expansion for ELM into wider areas of the UK outside the South of England where we previously operated. We’ve taken on an additional 1,368 units across 30 local authority areas taking our portfolio from 3,300 to 4,638 units - a growth of nearly 50% across our owned and managed properties.

In preparation for this momentous time for ELM we’ve had to make many changes, including creating new roles, so that we can continue to offer the same level of service excellence across our portfolio while we transition. We’ve welcomed a new Director of Service Improvement to focus on ensuring teams are organised to deliver efficiently and our new Head of Estates is responsible for overseeing an effective estate management service for customers.

We have also welcomed 30 new Estate Managers so far, with more to be onboarded with the third tranche of properties. Our new Estate Managers attended a two-day induction event with us this month allowing them to get to know their teams and undergo a detailed training schedule. We’re looking forward to seeing them get to know their estates and thrive in their new roles with us.

We’re already starting to hear positive feedback from our new residents and Estate Managers who joined us at the end of the year as we onboarded our first tranche of properties.  

One Estate Manager from our new portfolio said: “To all the staff, I just wanted to say Wow! What a wonderful welcome you gave, it has been much appreciated, thank you all so very much”.

We also received some wonderful feedback from one of our new leaseholders from our new portfolio who said on behalf of their development:

Thank you so much for becoming our landlords. It has given us a huge sense of relief and satisfaction.”

Whilst we continue to settle in the first and second tranches, our team is doing a tremendous job in preparing for the third and final tranche to be onboarded in March. This has been an exciting challenge that we are well placed to succeed in as the leading specialist in the leasehold retirement market. We founded the concept of independent retirement living in 1971 and, with the help of our great team, we refuse to rest on our laurels.
