‍ ‍Celebrating ELM Group’s retirement properties in some of the UK’s most sought after places to live

Every year, the Sunday Times Best Places to Live guide highlights the UK towns and cities offering exceptional quality of life, strong community spirit and a unique sense of place. For 2026, a handful of locations making the cut hold a very special place in our ELM Group portfolio.

Milton Keynes, Chelmsford, Petersfield and Malmesbury were in the mix again, alongside some other enviable locations which are home to some of our most thriving retirement communities, including the Surrey Hills, Richmond, St Leonards-on-Sea and Bedford.

‍Below, we take a closer look at what makes these locations stand out - and why they continue to be popular for retirement living.

Milton Keynes, Bedfordshire

‍Milton Keynes returns to this year’s guide with an upgraded accolade as one of the UK’s ‘coolest towns’, celebrated for its mix of modern living, green space and cultural energy.

‍Nearby Newport Pagnell, where we manage the freehold of an independent retirement estate, remains one of the area’s most charming market towns. Built in 1985, the development offers an appealing independent lifestyle within a welcoming community. With riverside scenery, rich heritage trails and a lively high street filled with cafés, restaurants and independent shops, Newport Pagnell provides everything residents need within easy reach.

Surrey Hills

‍The Surrey Hills stand out as one of the South East’s most desirable places to call home, offering a special blend of natural beauty, village charm and convenience. As a designated National Landscape, the area provides 163 square miles of unspoilt countryside, woodland and walking trails. Its attractive market towns, historic villages and strong sense of community add to its appeal, while excellent transport connections to London make it especially popular.

‍With our head office located nearby in Frimley, Surrey holds our largest portfolio of property with a lovely selection of retirement developments located in the heart of the Surrey Hills, set beautifully within popular market towns including Guildford, Godalming and Farnham.

Malmesbury, Wiltshire

We’re pleased to see that Malmesbury continues to shine as one of the South West’s most desirable locations, housing one of our highly sought-after developments for over 55s, located less than half a mile from the centre of town. This picturesque and lively retirement estate was the proud winner of the 2024 Malmesbury in Bloom competition. With its stunning medieval architecture, including the famous Malmesbury Abbey, the town provides a unique living experience. Residents can enjoy local markets, beautiful parks, and a strong sense of community, making it an ideal place to retire.

Richmond, London

‍Widely regarded as one of London’s most desirable places to live, Richmond is celebrated for its green spaces, riverside scenery and village‑like charm. The development we manage in Richmond-upon-Thames on behalf of Beechcroft Developments benefits from an outstanding location fronting Ham Common, offering 23 elegant, new or beautifully converted houses and apartments designed exclusively for the over 55s and set in three acres of mature gardens.

Petersfield, Hampshire

‍Petersfield combines the charm of a historic market town with the natural beauty of the South Downs. Judges highlighted its close‑knit community, independent shops and access to glorious countryside. The town’s friendly atmosphere, strong local engagement and thriving amenities also make Petersfield an appealing choice for those of retirement age. We’re proud to manage two retirement estates in Petersfield; one is a much-requested small development in the heart of Petersfield set near the charming Merritts Meadow Nature Reserve, and the other is a characterful estate with a bustling social calendar.

St Leonards-on-Sea, East Sussex

‍St Leonards-on-Sea has earned growing praise as one of the South East’s most characterful coastal towns, celebrated for its creative spirit, Victorian architecture and relaxed seaside charm, offering a refreshing alternative to more crowded coastal hubs.

‍One of our owned retirement developments in St Leonards makes the most of its seafront location with meticulously manicured gardens overlooking a tranquil sea vista.

Bedford, Bedfordshire

‍Bedford is on the map as one of the East of England’s most promising towns, highlighted for its schools, green spaces and transport links. Recent investment and the arrival of major projects including the future East West Rail connections - signal a new chapter of opportunity and growth. Coupled with its riverside setting, Victorian housing and diverse population, Bedford offers value and vibrancy for those seeking a well‑connected and evolving place to live.

‍Our managed Bedford retirement property is located close to the town centre and with easy access to large green spaces.

Chelmsford, Essex

‍Last but not least, the popular Essex town of Chelmsford was highlighted again this year for its attractive blend of urban convenience and green, spacious living – ideal for families, commuters and retirees seeking variety. ELM Group is fortunate to manage a vibrant estate in the heart of Chelmsford which has a lovely community of residents who are active in local activities. The area boasts a mix of modern amenities and historical landmarks, including the stunning Chelmsford Cathedral and Hylands House. Residents can enjoy a variety of parks and green spaces, fostering a strong sense of community through events and gatherings.

‍As we celebrate their inclusion in the Sunday Times Best Places to Live 2026, we also celebrate the residents who make these places feel like home.
